The purpose of site supervision is to ensure the contractual compliance of
the contractors' work performance. Supervision material consists of plans,
specifications, contracts and other documents created during the project.
Technical supervision targets all contractor activities on the site.

Professional and systematic supervision ensures the quality of the desired
end result.

Site supervision is carried out according to the building construction site
supervision task list (RT 16-10746), Ground and water construction site
supervision task list (RT 16-10466), building technical work supervision task
list (RT 16-10747) and a separate supervision plan.

The supervision duties of a site supervisor

General procedures

  • Acting as a practical contact person between the client and the contractor.
  • The acquisition of information necessary for the execution of work from the client and the users according to a mutually drawn up schedule. 
  • Delivering plans to the site.
  • Participating in meetings and negotiations over the construction and, for one's own part, preparing the issues discussed in them and ensuring their realisation.  
  • Acting as a secretary in site meetings.
  • Monitoring the site log kept by the site manager, adding the required entries to it and endorsing them.
  • Keeping a supervision notebook.
  • Monitoring the making of official reviews and inspections.
  • Summoning contractual partners to the site when the situation so requires. 
  • Co-ordinating and monitoring special supervisors' supervision procedures.
  • Directing attention to the site's work safety and fire safety matters as the representative of the the client.
  • Participating in contractor meetings when necessary.

Schedule supervision

  • Monitoring and inspecting the drawing up and maintenance of the contractor schedules.
  • Monitoring the realisation of work schedules, and handling schedule deviations and reporting deviations to the constructor.
  • Monitoring partial execution, performance testing, test use and intermediate goals.
  • Monitoring the schedule of hand-over and initialisation procedures.

Technical supervision

  • Checking the covered construction parts of work phases according to a separately agreed procedure. 
  • Ensuring the realisation of the quality control for which the contractor is responsible.
  • Ensuring working methods, conditions and good construction practices.
  • Checking the used materials' quality and compliance with the plan.
  • Checking the manufacturing of construction parts at the factory to a separately agreed extent.
  • Participating in the sub-contractor approval procedure.
  • Participation in operation tests.
  • Participating in hand-over checks, and making fault and shortcomings lists for inspections.
  • Participating in a warranty check.

Financial supervision

  • Checking insurances' and collaterals' compliance with the agreement.
  • Checking the contract billing's compliance with the agreement.
  • Checking the technical content, quantities and prices of additional and variation works and axtras offers to an extent agreed on separately.
  • Monitoring work interferences and their costs, and reporting to the client.
  • Participating in the final financial clarification.
